New Homes for Sale in Orange County NY:

The Woodbury Junction in Central Valley, in the Town of Woodbury, is a large new home community of 450 single family homes within a gated community. It includes the Kensington Station, a collection of 130 single family homes for 55+ active adults. The residents at Woodbury Junction can enjoy the use of an exclusive clubhouse, and amenities like swimming pool. There is a separate clubhouses, The Oak Clove clubhouse exclusively for Kensington Station residents. 

Also in the Woodbury area, there are new construction homes at the Greens of Woodbury. Most of the plans of homes for sale are 4-5 bedroom single family homes at 3400+ square feet, on lots over 1 acre. As of 2015, the sales price of these new construction homes in the Greens of Woodbury start in the $600,000s. The community is great for golf lovers, located next to the Falkirk Country Club.

The Monroe area also has a new home development, Prestwick Gardens. The development is just a short walk to the highly regarded Mansion Ridge Golf Course. There are a 8 styles of homes to choose from, from ranches to colonials, and most of the 4 bedroom colonials are starting at $499,000.

Warwick Grove - a premier active adult community is located in the Village of Warwick in Orange County, New York. The community is built to be a walkable, traditional Norman Rockwell style neighborhood, designed by the firm of Duany Plater-Zybert & Company and developed by LaylandAlliance LLC. There are condos, townhomes and 165 single family homes being built in this community. The homes at Warwick Grove were built around 2006 and new ones are still being built in 2016. The development is walkable to downtown Warwick through a scenic park, and the active town library. 

In Warwick, there is also a 15-lot subdivision, Eden Estates, being built. The starting sales price is in the low $400s.

Warwick Ridge, a 15 lot development by local Orange County builder, Sagafi Builders. The homes are located close to the charming village of Sugarloaf, and the location offer beautiful views of the valley. The homes range from 2339-2723 square feet, with sales price starting at $399,900.

Eagle Crest, a 25 lot neighborhood of “Creatively” custom homes built by local builder, JK Development. There is a variety of models to choose from, with homes 2300 to 3731 square feet priced from $415,900 to 599,900. Eagle Crest is located just outside the Hamlet of Sugarloaf, which is a community of creative craftspeople and artists, and nestled under Sugar Loaf Mountain in picturesque Warwick Valley. Eagle Crest residents will have a Warwick address, and students will attend schools at Warwick Valley School District.

Ashford Estates, a development of 19 carefully crafted homes located just outside the historic Village of Chester. All home sites offer 1+ acre of private property all with striking views and access to the Heritage Trail, an 11+ mile asphalt trail that winds through local wildlife sanctuaries, meadows and friendly communities. There are one-floor, three-bedroom ranch style homes and also 3-4 bedroom colonial style homes. The sales price starts at $359,900.

Fox Hill, an 8 lot subdivision located in the sought after Sugarloaf on Creamery Pond Road. Easily enjoy the quaint shops and country setting in the neighborhood. The houses are built by Rieger Homes. The homes are selling in the $400,000s. 

Heritage at Goshen is a new home development of 75 homes. Both ranch style single family homes, and two-story colonial style homes are being offered. The homes are 3-4 bedroom homes, and the starting sales price is $299,900. 

The homes at Harness Estates are located inside the village of Goshen, within walking distance to shops, dining, and all the schools. The homes at Harness Estates were built around 2005-2006. A newer phase, Woodlands at Harness, is being built in 2015. Both ranch and colonial style homes are being offered. The homes are 3-4 bedrooms, starting at the sales price of $349,900. 

The Hills at Goshen is a collection of 34 homes being offered by Rieger Homes. There are 34 homes being offered. Students in this development go to schools at the Chester Union Free School District. The homes are selling in the $400,000s. 

Woodland Estates, with 24 wooded and beautiful 1.5 - 2.5 acre lots on cul de sac. There are both ranch and colonial style homes available, ranging from 3-4 bedrooms, and 1789-2460 square feet. Sale price ranges from the upper $300,000s to $400,000s. 

Creamery Valley Estates is a beautiful subdivision of 29 homes. It is built by a local Goshen builder, Fini Developers. There is a variety of homes and lots to choose from, starting in the low $400,000s. The most popular models are over 2500 acres, and some lots available are quite large, with up to 10 acres. 

Meadows of Goshen is a collection of new homes, with models from 2119-3513 square feet. The homes are listed from $359,900 - $499,000 and is built by Makan Construction.

Woodmere at Goshen is a collection of 18 new homes, offering an open floor plan, and both ranch and colonial style homes. The homes are selling $369,900 and up. 

Remington Ridge is located on Valley View Road in Goshen. It is a community of 33 homes, all on lots 1-3 acre in size. The community offers exquisitely styled colonials, farmhouses, provincials, and federal inspired homes. The sale price is approximately $380,000 to the upper $400,000s.

Eva Meadows Estates is a community of 14 lots, with lot sizes ranging from 1.1 acre to 11.2 acre. The starting sales price is $369,900. The homes range from 3 bedroom to 4 bedroom, and the most popular models are around 2400 square feet. The largest model, the Kettering, features 3426 square feet, and start at $524,900.

In New Windsor, The Reserve is a large single family home community of 375 homes. The homes at the development started being built around 2002, and as of 2016 there are new phases of brand new homes for sale. In 2016, the homes for sale at The Reserve are available from the $300s and up.

Some of the other new home developments in New Windsor include Briarwood Estates, Fox Hill Farm - a subdivision of 37 estate homes, and Forest Ridge - a subdivision of 48 homes starting in the $300s. 

In Cornwall, the Stone Hollow is a community of 28 single family homes currently under construction. It is designed and built by GDC Homes. Stone Hollow offers open-concept floor plans of 2 to 4 bedrooms, starting in the upper $300,000s. 

The Winding Brook Court at Cornwall is a community of 31 estate homes. Most of the homes have a starting sales price in the upper $400s.

Orange County is located a little over one hour from New York City and Albany, on the West side of the Hudson River. Major roads in the county include the interstate 84, which goes East to West and connects to New England and Pennsylvania, and Interstate 87, which travels North to South. For residents who need to travel to New York City, there are Metro North train lines and extensive Coachline buses that go to New York City, making Orange County a popular commuter area.
