To welcome spring, what did I do? Shopping of course. It was still cold outside! Shopping brought me to the Nanuet, and afterwards I toured some Nanuet real estate.
Located in the middle of Rockland County, comprising only 5.3 square miles, Nanuet real estate has been pretty desirable. It is very convenient, with most of the county's major roadways passing through, connecting it to other parts of the county, upstate New York, and New Jersey. The large shopping centers the Palisades Mall and the Nanuet Mall are in town. Nanuet provides convenient suburban living while being only 30 miles North of New York City.
A quick look at the Nanuet real estate listings, and I found 41 single family homes for sale at the time of writing. Actually I looked at homes for sale in Nanuet school district, because Nanuet is not really a town or village. All the same, since you know the school district is desirable due to its 9 out of 10 greatschools.org rating, plus all the real estate descriptions that screams "Award winning Nanuet school district!".
Of the 41 single family Nanuet homes for sale, 15 are under $400,000. Most of Nanuet real estate was built after 1960, so most of the homes at the under $400,000 price point were cape style homes.

Nanuet Homes for Sale Over $400,000
As I started looking at Nanuet real estate over $400,000, I start to see more variety of homes. There are some split levels, ranch and high ranch, and colonials. These homes are usually over 2000 square feet. Once you reach the homes that are over $550,000, the homes are usually colonial with over 2500 square feet.
At the higher end of the Nanuet real estate market, there is Briarwood subdivision that has larger homes built in 1997. Most of the homes there are between 2500-4000 square feet. Around the Briarwood development, there are other newer homes that are also at the 3000+ square feet, selling at the high $600k to over $700k.
Last year, two of the most expensive homes sold in Nanuet were located around that area.
- 51 Newport Drive in Nanuet, at 4,652 square feet and 0.57 acre, was sold at $677,500.
- 21 Blue Heron Road in the Briarwood subdivision, at 3501 square ft and 0.31 acre was sold at $709,000.
