New Homes for Sale in Orange County NY:

Monroe/ Woodbury

The Woodbury Junction in Central Valley, in the Town of Woodbury, is a large new home community of single family homes within a gated community. Some homes were built in 2011, while some were still being built as of 2025. It includes Golden Hills, a neighborhood of single family homes for 55+ active adults. 

Also in the Woodbury area, there are new construction homes at the Greens of Woodbury. Most of the plans of homes for sale are 4-5 bedroom single family homes at 3400+ square feet, on lots over The community is great for golf lovers, located next to the Falkirk Country Club.

Warwick/Chester/Goshen:

Warwick Grove - a premier active adult community is located in the Village of Warwick in Orange County, New York. The community is built to be a walkable, traditional Norman Rockwell style neighborhood, designed by the firm of Duany Plater-Zybert & Company and developed by LaylandAlliance LLC. There are condos, townhomes and 165 single family homes being built in this community. The homes at Warwick Grove were built around 2006 and new ones are still being built in 2016. The development is walkable to downtown Warwick through a scenic park, and the active town library. 

In Warwick, there is also a 15-lot subdivision, Eden Estates, being built. The starting sales price is in the low $400s.

Warwick Ridge, a 15 lot development by local Orange County builder, Sagafi Builders. The homes are located close to the charming village of Sugarloaf, and the location offer beautiful views of the valley. The homes range from 2339-2723 square feet, with sales price starting at $399,900.

Pelton Crossing is a community of 49 single family homes in Warwick. The Vineyards at Warwick is a 34 lot subdivision of craftsman style homes next to vineyards. 

Eagle Crest, a 25 lot neighborhood of “Creatively” custom homes built by local builder, JK Development. There is a variety of models to choose from, with homes 2300 to 3731 square feet priced from $415,900 to 599,900. Eagle Ridge is another new homes development in Chester. 

Ashford Estates, a development of 19 carefully crafted homes located just outside the historic Village of Chester. All home sites offer 1+ acre of private property all with striking views and access to the Heritage Trail, an 11+ mile asphalt trail that winds through local wildlife sanctuaries, meadows and friendly communities. 

Heritage at Goshen is a new home development of 75 homes. Both ranch style single family homes, and two-story colonial style homes are being offered. The homes are 3-4 bedroom homes, and the starting sales price is $299,900. 

The homes at Harness Estates are located inside the village of Goshen, within walking distance to shops, dining, and all the schools. The homes at Harness Estates were built around 2005-2006. A newer phase, Woodlands at Harness, is being built in 2015. Both ranch and colonial style homes are being offered. The homes are 3-4 bedrooms, starting at the sales price of $349,900. 

The Hills at Goshen is a collection of 34 homes being offered by Rieger Homes. There are 34 homes being offered. Students in this development go to schools at the Chester Union Free School District. The homes are selling in the $400,000s. 

Woodland Estates, with 24 wooded and beautiful 1.5 - 2.5 acre lots on cul de sac. There are both ranch and colonial style homes available, ranging from 3-4 bedrooms, and 1789-2460 square feet. Sale price ranges from the upper $300,000s to $400,000s. 

Creamery Valley Estates is a beautiful subdivision of 29 homes. It is built by a local Goshen builder, Fini Developers. There is a variety of homes and lots to choose from, starting in the low $400,000s. The most popular models are over 2500 acres, and some lots available are quite large, with up to 10 acres. 

Meadows of Goshen is a collection of new homes, with models from 2119-3513 square feet. The homes are listed from $359,900 - $499,000 and is built by Makan Construction. Woodmere at Goshen is a collection of 18 new homes, offering an open floor plan, and both ranch and colonial style homes. The homes are selling $369,900 and up. 

Remington Ridge is located on Valley View Road in Goshen. It is a community of 33 homes, all on lots 1-3 acre in size. Eva Meadows Estates is a community of 14 lots, with lot sizes ranging from 1.1 acre to 11.2 acre. 

Newburgh/New Windsor/ Cornwall:

Elm Farm Estates is a new construction development of 52 single family homes in Newburgh. The homes were being built as of 2024. Pinnacle on Hudson is a subdivision of 10 luxury homes in Balmville along the Hudson River, offering river views. Wenmar Heights is a subdivision of single family homes built around 2023-2024.

Highgrove in Washingtonville is a single family home development of 71 homes. The homes were being built in 4 phases.

In New Windsor, The Reserve is a large single family home community of 375 homes. The homes at the development started being built around 2002. The development was built in phases, and there were new homes built around 2014-2018. 

Some of the other new home developments in New Windsor include Fox Hill Farm - a subdivision estate homes that were built in phases. Some were built in around 2008, while some were built around 2023. Some other development were built in the 2000s, but also have homes built after 2020, including Forest Glen, Meadow Brook Estates, Swan Hollow Estates.  

In Cornwall, the Stone Hollow is a community of 28 single family homes currently under construction. It is designed and built by GDC Homes. Stone Hollow offers open-concept floor plans of 2 to 4 bedrooms. The Winding Brook Court at Cornwall is a community of 31 estate homes. 

Middletown/ Montgomery/ Walden:

Highrose Ridge is a newer construction townhouse development. The homes were built around 2013-2020. The development amenities include a club house, swimming pool, playground, and fitness center. Maple Fields at Wallkill is another new construction townhouse development that was built after 2016. Magnolia Park is a townhouse development in Middletown that was built around 2020.

Wildflower at Wallkill is a newer 55+ active adult community of single family homes. The development offers plenty of amenities. The last new homes were built in 2017. 

Scotchtown Estates is a new construction development of single family homes on 1-4 acre lots. New homes were still being built as of 2024. The homes are located close to Middletown, and students will attend Valley Central school district.

Pine Grove Estates is a 15 lot new construction development of single family homes on spacious lots in Mount Hope. Students will attend Minisink Valley Central School District. Forest Estates is another single family homes development nearby.

Heritage Hills is a 33 lot new construction homes that were built from 2021 until after 2025. Students will attend Pine Bush schools. Liberty Commons is a townhouse development in Middletown that was built around 2022-2023. Students will attend Pine Bush schools.

Corbett Estates and Winding Hill Estates are new home developments in Montgomery. 

Blackburn Farm is a 55+ active adult community of 29 single family homes. The homes were built after 2018.

Aerie Preserve is a 96 lot new construction development located in Rock Tavern. There are 5 home styles available, including ranch style, contemporary, and colonial style homes. It is still being built as of 2025.

Orange County Lifestyle

Orange County is a beautiful place to live, especially if you are looking for something more country, with lower housing prices and real estate tax than the counties closer to New York City County. It is located just North of Rockland County and Northern New Jersey, a little over an hour from New York City. Commuting to New York City is possible with the Metro North Rail Lines and the many commuter buses available.

On the Eastern side of the County, the Monroe and Woodbury area offers world class shopping at the Woodbury Outlets, and convenient location on 87. North of Woodbury, you will reach the towns of New Windsor and Newburgh along the river, which have easy access to 84. For quaint towns and farm lands and wineries, the towns of Warwick, Goshen, and Chester offer commutable distances to NYC, with all the charms of downtowns with Main Streets and farm land. The farms and wineries in Orange County are very active, and host many weekend events throughout the year. 

For those who enjoy the outdoors, Orange County offers great views and plenty of outdoor opportunities. Surrounded by mountains, there are plenty of hiking opportunities at Storm King Mountain, Harriman State Park, and Bear Mountain. Art events happen often in the main streets of Warwick, Newburgh, and the arts village of Sugar Loaf. The West Point academy host many concerts and arts events, along with popular football games. 

Orange County NY Commute

Orange County is located a little over one hour from New York City and Albany, on the West side of the Hudson River. Major roads in the county include the interstate 84, which goes East to West and connects to New England and Pennsylvania, and Interstate 87, which travels North to South. For residents who need to travel to New York City, there are Metro North train lines and extensive Coachline buses that go to New York City, making Orange County a popular commuter area.
