Pearl River is a hamlet in the town of Orangetown, just North of the New Jersey border in Rockland County. It is a convenient suburb surrounded by Nanuet, Chestnut Ridge, and Montvale, NJ. 

There is a downtown area in Pearl River, which has several blocks of shops, restaurants, gyms, the local library, and walkable to the local high school. The NJ transit train station is located in the center of the walkable downtown district, which is under an hour commute away from New York City.

Although the downtown area around Central Ave is not as trendy or hip at nearby Piermont or Nyack, it has several shops and restaurants that are popular with the locals. The walkability of the downtown is attracting residents who enjoy the easy commute options, along with the safe suburban vide and great schools that Pearl River has to offer.

About half of Pearl River is zoned for residential buildings. In addition to the commercial areas downtown, there are several office parks in Pearl River. That includes the Blue Hill Plaza, a 21-story office building (and it looks pretty tall in Rockland County), and offices for Pfizer.

 Pearl River NY Commute

Pearl River is located just North of the North Jersey border. It is approximately 28 miles from Midtown New York City, a 45 minutes drive without traffic. For travelling to New York City or Westchester County, you will need to cross the Hudson River via the Tappan Zee Bridge and George Washington Bridge.

There is a New Jersey Transit Pearl River train station downtown, which is a slightly shorter than 1 hour commute to Pennsylvania Station in Manhattan, although you will need to transfer in Hoboken or Secaucus. There are also Coach commuter bus available to Port Authority and parts of midtown Manhattan. Pearl River NY Parks and Recreation

There are two golf courses in Pearl River, the public Blue Hill Golf Course, and the Manhattan Woods Golf Course. Both golf courses are located on beautiful grounds, and the Blue Hill Golf Course is located next to Lake Tappan.

The Pascack Brook Town Park is a scenic park, with a stream running through. Residents can fish there, or just enjoy the scenery. In the summer, many residents visit the popular town pool, the Nauraushaun Swim Club. The swim club is only open to residents in Pearl River, and often has a wait list.
