The town of Southeast is located at the, well, Southeast corner of Putnam County, New York. To its East is Connecticut, and going South is Westchester County. The Village of Brewster is located inside the town of Southeast, and most people refer to the general area as Brewster. The town and the village do have separate governments, and mainly share the same school system.

The Village of Brewester is the most populated part of the town. The historic village is walkable, with a majority of its housing stock to be multi-family units and apartments. There are several stores and restaurants in the village. The town library, grocery stores, and Metro North station with train service to Grand Central Station are all located on Main Street.

Outside the village, it is a suburban area with a few strip malls. You will find newer townhouses and home communities, historic homes, farms and large estates. People are attracted to living in Brewster for its quiet and peaceful setting, yet with a convenient commute to NYC, Danbury CT and Westchester either by driving or by train.

Like the rest of Putnam County, lots of outdoor opportunities are in the town of Southeast. Lakes and reservoirs abound, and it is known for good trout fishing. You will see many beautiful lakes along your daily drives through town along with mountain views. Located in the midst of horse country, there is also plenty of horseback riding opportunities.

There are around 7050 housing properties in the Town of Southeast. Around 59% of the housing are detached single family homes, and 13.4% are attached single family homes. There are several beautiful condo and townhouse communities in Brewster, and apartment buildings, that offer many amenities and low maintenance lifestyle.

Approximately 74.7% of the homes are owner-occupied, and 25.3% are being rented. 

In 2014, there were 106 single family homes sold in Southeast, according to the Hudson Gateway MLS. The median sales price was $353,750 and the average days on market was 136 days. There were 44 condos sold in 2014, with a median sales price of $222,500

Brewster NY Real Estate Communities 

Many of the older homes in Southeast are concentrated close to the downtown Village of Brewster area. After the opening of the Taconic State Parkway and I-84 and I-684, newer homes were built in the 1970s and 1980s, when the Brewster area became a commuter town for residents working in New York City and Westchester. 

The Brewster Hill area, around Lake Tonetta, have homes mostly built in the 1950s and 1960s. If you are looking for a newer, spacious single family home built after the 1980s, you can find them in the $300,000s range and up. (as of 2015) Many of these newer homes are over 2000 square feet, offering 0.5 acre and more, and within communities of similar homes. 

There are also plenty of new homes available. In 2015, the Fortune Ridge development is being built in Brewster, just North of the Westchester County border. The large estate homes are 2700+ square feet on lots 3/4 acre or larger, with a starting sales price of $699,000. There are also individual lots for sale around town for you to build a new home.

There are plenty of condos and townhouses for sale in Brewster. Many of them offer resort style, maintenance-free living. Plenty of complexes have condos selling for under $200,000, making it affordable for first time home buyers, or those looking for an investment property.

The popular condo and townhome communities in Brewster include (The prices below are based on 2015 sales prices):

  • The Blackberry Village, a condo and townhome complex built around 1977-1979. The development is quiet and beautifully landscaped. As of 2015, there are both condos and townhouses for sale at the Blackberry Village, mostly selling for under $200,000.  
  • The Fieldstone Pond, a condo and townhome subdivision built around 1987. The development is located on a scenic hill, with a pond in the center and amenities like club house and swimming pool. Homes are available between $150,000 - $300,000.  
  • Brewster Woods, a townhome community built around 1978, located just off Route 22 in Brewster. The homes are 2 bedroom 2 1/2 bath, selling between $160,000 - $210,000.
  • Eagles Ridge, a condo and townhome development built around 1987. The development offers beautiful mountain views, and is located just minutes from the historic Village of Brewster. The homes at Eagle Ridge are selling for around $170,000 - $200,000.
  • Reed Farm, a condo complex built around 1984-1988. As of 2015, the homes at Reed Farm are selling from $200,000 to the low $300,000s.  
  • Holly Stream, a condo complex built around 1975. The development offers beautiful stream and lake views. The condos at Holly Stream can be purchased for under $200,000.  
  • Virginia Woods, a small townhome community of 16 homes, built around 1994. The townhomes are conveniently located along Route 22, and the homes can be owned for around $200,000.

Brewster Commute 

Brewster is quite convenient traffic wise compared to the rest of Putnam County, NY. It is about an hour and 15 minutes North of New York City, 30 minutes North of White Plains, 10 minutes from Connecticut and the City of Danbury. There are access from the town to 84 and 684. Route 6, 22, and 202 will lead you to Carmel and Mahopac.

The Brewster Metro North station is along the Harlem Line. A ride during normal weekday hours is around 80 minutes, and the trains usually run every half hour. There is also the Southeast train station, just one stop North of Brewester station.

Brewster Schools

Most of the students in town go to the Brewster Central School District. For more information about all Putnam County School Districts, click here.

The Longview School, a small private K-12 school, is also in Brewster.

Brewster Shopping and Dining

There are several shopping centers in Brewster. The largest shopping center located just off I-84 has a Home Depot, Marshalls, and Kohls. There are also other shopping centers along Route 22. The grocery stores in town include an A&P and DeCicco Food Market. There is also a Hannaford's Supermarket and Shoprite in nearby Carmel.

There is a movie theater, Empire Cinemas, in Brewster. Danbury is only 10 miles away, which offers plenty of stores and restaurants, and chain stores like Trader Joes, Whole Foods, and Walmart.

Brewster Parks and Recreation

Brewster offers an abundances of open space, pristine lakes and woods, and is perfect for outdoor enthusiasts. You will find plenty of farmlands, woods, and park in this semi-rural area.

The Putnam Trailway is a scenic paved bike/pedestrian path where you can travel on foot or on bike from Brewster to Carmel, which connects to Westchester (thru the North County Trailway).  There are many parks in the town, including a community pool at the Markel Memorial Park. 

A popular place of entertainment is the Brewster Ice Arena, which has an ice rink, an arcade, and a lounge area. There are golf courses nearby in Carmel and Westchester, and horseback riding is also a popular sport. Skiing is available at the Thunder Ridge ski resort just North of the town, in Patterson.

The Tonetta Lake has a beach for enjoying the summer. The Tilly Foster Farm Museum houses a museum with antique farm machineries, and raises some rare breeds of animals.
