The town of Carmel is located just North of Westchester County, in the middle of Putnam County. The town is full of lakes and reservoirs and woods. Actually a large part of Carmel is located on New York City watershed land, and when you are driving in town, it is hard to be without a lake view for more than 10 minutes. Carmel is perfect for anyone looking for a beautiful and semi-rural setting while being within 60 miles from New York City.
The Town of Carmel includes three hamlets: Carmel, Mahopac, and Mahopac Falls. A lot of people call the entire town Mahopac because most of the town falls into the Mahopac school district, with many homes and businesses around Lake Mahopac. There is a Lake Carmel and the Carmel school district, which is actually outside Carmel, in the town of Kent, which makes the whole name thing pretty confusing.
There is a small downtown area in Carmel around Lake Gleneida with a few restaurants. Several places of historic interests are there, including the the Reed Memorial Library, the Putnam County Courthouse built in 1814, and the Sybil Ludington Statue along the shore of the beautiful lake.
Of course the main attraction of living in Carmel is its abundance of parks and nature. Lake Mahopac is the only lake that allows motor boats and jet skis. There are many parks in the town, including the Sycamore Park with sports fields and beach area, the Volz Park with great views of Lake Mahopac. There is also access to the 40 mile long Putnam County Rail Trail.
There are around 12,386 housing properties in the Town of Carmel. You will find everything from single family homes, townhouse and condo communities, and lake communities where the homes have access to the lake and beach. The lake homes in Carmel NY are for sale in various price ranges. You will find lake front mansions, small bungalows, and lake front condos.

Carmel was a popular summer vacation destination for New Yorkers in the early 1900s. After the opening of the Taconic State Parkway and I-84 and I-684, newer homes were built in the 1960s and 1970s. Nowadays, the Carmel area has become a commuter town for residents working in New York City and Westchester.
For older homes, you will find many ranch, raised ranch homes in Camel and some splits and colonials, popular styles from the 1960s and 19700s. If you are looking for a newer, spacious single family home built after the 1990s, you can find them in the $300,000s range and up. (as of 2015) Many of these newer homes are over 2000 square feet, offering 0.5 acre and more, and within communities of similar homes.
There are also plenty of new homes available. Several home developments in Carmel were built after 2000, offering large luxury homes often on lots over 1 acre. Some of the popular single family home developments Oak Ridge, The Reserve at Carmel, Salem Ridge, Laurel Farms, Salem Ridge and Centennial Ridge. The Willow Ridge development and Michael Glenn's Subdivision were built in the 2000s, and both developments are currently (in 2015) building new homes for sale.

Commuting to Carmel is through I-84 and the Taconic State Parkway. Travelling to New York City via Taconic State Parkway is between 50-60 miles from the town, and takes around an hour and a half.
There are no Metro North stations in town. The closest station would be Croton Falls on the Harlem Line in Westchester, or the Brewster and Southeast Stations over in Brewster. Then the ride is around 1 hr and 20 minutes to Grand Central Station.
Most of the students in the Mahopac area go to the Mahopac Central School District schools. As for the general Town of Carmel, some of the students attend the Carmel School District.
